WHAT IS SETTLEMENT?

The settlement is the completion of the transaction. Following the exchange of contracts, this is when the completion date will be defined which is most commonly 28 days after exchange unless otherwise agreed to. At the settlement, all funds payable by you to the Vendor are provided by Neilen’s Conveyancing Northern Rivers in our pre-settlement letters. Generally, the amount owed will be a combination of any utility bills and taxes that we will calculate for you. In addition to the amount payable to the Vendor on Completion, there will also be online settlement fee, our fees, stamp duty, and registration fees.

We will work with your bank to achieve the outcome and ensure that this will be a smooth transaction for you.

As the completion process has now come to an era of electronic transactions, all transactions must occur by a system called PEXA (Property Exchange Australia). With this now being mandated, the need for our client to be present at settlement is unnecessary but we will still be in communication with you all throughout the process.

CONTRACT ISSUE

Once we have received your contract, we will peruse the terms and conditions, ensure that there are no inconsistencies and that the contract reflects the sales advice. When the contract is issued, we will require your financier details (if you are obtaining a loan) and send off all necessary documents and obtain your formal approval. Formal approval of finance is required prior to exchange of contracts.

Prior to the next stage of the conveyancing, it is important that you are formally identified, which can be done physically at our office or at the local post office. This part of the new era of conveyancing must be adhered to properly.
